How divorce appraisals work

We are engaged either jointly by both parties, by one party's attorney, or by agreement as the neutral appraiser. Our role is the same in every case: form an independent opinion of market value supported by verified sales, documented adjustments, and a workfile built to withstand cross-examination. The report reads clearly enough that a judge, mediator, or opposing counsel can follow every step.

When one spouse plans to keep the home, the appraisal anchors the buyout math. When the home will sell, it sets realistic expectations before listing. Either way, an accurate number early in the process prevents expensive disputes later.

Current or retrospective value

Some Georgia cases call for value as of the date of separation or another agreed effective date rather than today. We handle both current and retrospective effective dates and state the date plainly on the report so there is no ambiguity in negotiations or in court.

Can both attorneys use one appraisal?

Yes — joint engagement is common and usually the most cost-effective path. We remain neutral regardless of who pays the fee; USPAP requires it and our reputation depends on it.

Will you testify if needed?

Our reports are written to stand on their own, and the supporting workfile is maintained for every assignment. Testimony and deposition support can be arranged when a case requires it.

How fast can you turn it around?
