Why sellers order an appraisal first
Overprice and the listing sits, goes stale, and ends up selling below market after cuts. Underprice and you hand away equity on day one. An independent appraisal — from someone with no commission riding on the answer — anchors your strategy: what the home should bring, which improvements actually moved the number, and what the buyer's lender's appraiser is likely to conclude when the contract gets tested.
For sale by owner? The appraisal effectively becomes your pricing department, and showing buyers a certified appraisal builds credibility no Zestimate can match.

Common questions
How is this different from an agent's CMA?
A CMA is a marketing opinion from someone who may want the listing. An appraisal is an independent, certified valuation with documented support — and it carries weight in negotiations that a CMA cannot.
Will the buyer's lender use my appraisal?
No — their lender orders its own. But knowing the likely appraised value in advance protects you from contract prices that will not survive underwriting.
Is this worth it on a hot market?
Especially then. Multiple-offer situations collapse when the appraisal comes in under contract; pricing with the evidence up front keeps your deal together.
