Pre-Listing & Pre-Purchase (FSBO)

For homeowners and buyers who want an objective number before signing anything. A pre-listing appraisal helps you price right and negotiate from strength; a pre-purchase appraisal confirms you are not overpaying.

Getting a mortgage or refinancing? Your lender orders that appraisal and chooses the appraiser — federal appraiser-independence rules don’t let borrowers hire their own for a loan. Everything else — estate, divorce, pre-listing, pre-purchase — you can order directly.

The files many appraisers decline are the ones we take every week.

What it costs

Private (non-lender) appraisals start at $450 for a typical single-family home. Larger homes, lakefront, acreage, and retrospective (date-of-death) assignments are quoted individually based on the work involved. We confirm the exact fee and timing before any work begins, and most reports are delivered within 2–4 business days of the inspection.
